What is Plano Homes and Land?

Plano Homes and Land is a targeted website based on West Plano,
it already has detailed searches by community or property type so
you can quickly come to one place and see what is available for
sale, you will find the most updated property information along
with photos, maps, calculator, etc.  This information you do not
have to sign up for, just visit and start house hunting, the listings
change daily.  If you desire to know more information about a
particular property or want to save your own searches, please
rest assure that your privacy is respected. If you want to see
another neighborhood that is not listed please email us and we
can easily add.
  We have lived on the westside for 15 years
(Hills at Prestonwood) and have watched it grow and become
the destination for suburban luxury living, close but not too far
away from Dallas. Also, you will find searches for North Dallas,
Frisco, Park Cities, Preston Hollow and Uptown, under
Golden Corridor page if you are moving from Plano.

How will you tell me about the newest homes available?

As you know, anyone can search for homes on the internet or cruise
a neighborhood to see signs in the yard or attend open houses. These
are all great places to start. With all the information "OUT THERE",
the quality of information you find online is not always up-to-date or
accurate. Our local MLS is still the most reliable information than anything
available today and the technology behind it is far superior to what you
find online.  We have systems set up to automatically to email you or we
can set up your web site to keep track of your search, therefore
you will get new listings as soon a REALTOR® or agent that belongs to
the MLS would. Also, we run daily activity reports or HOT Sheets to keep
track of all status changes pertaining to your search. We also have been
known to find properties not on the market that meet your criteria, or hip
pocket listings (homes not on the market but are available for sale)
by other brokers. We will email, text or call you with this information,
however you want it delivered. We also have a dedicated page called
Real Estate Tools that has links to most of the new search technologies
that are being developed today as well as appraisal, demographics and
local information links. MLSfinder is the search tool on this site that
you may use to do your own search of the entire Dallas Metroplex, no
info required, only if you want to save a search, an email is required,
rest assure you will not receive anything from us unless it is requested.

Will you inform me of homes from all real estate companies,
not just Keller Williams?

We will keep you informed of all homes even if they are not on the MLS
and from every broker, small or big brand name.  In order to find your
dream home we must stay on top of everything on the market and
we have the technology to find it and get there first, no matter what.

Can you help me find new construction homes?

Yes, we can work with most builders and get you the information you
need to make a decision.  By using our services with new construction homes,
you will be represented and get both professional and builder services
at no additional cost.  There is a lot of new construction here and you
want to make sure the builder is reputable and has no complaints against them,
we investigate that for you.  Also, we negotiate on your behalf for incentives
you might not be aware of.  We have personally built our homes and have
worked with many builders in the metroplex and can make this process go
smoothly for you. Building your own home is quite different from
buying a resale.

How does a (FSBO)  for sale by owner work?

Homeowners that are trying to sell their own home without an agent are
generally trying to save themselves commission.  If you see a for sale
by owner on the internet or yard sign and want our services allow us to
contact the owner for you and make an appointment.  Most of the time
the homeowner will work with an agent, even though their home is not
listed, since the agent is introducing them to a qualified buyer
for their property.


Can we go back through our property again once an offer
is made, but before we close?

Usually we can notify the seller and schedule a convenient time to visit
the property again. During the inspection day is a good time to coordinate
other services, like a designer, contractor and window coverings - once
the inspection is complete.  Before closing we will do a final walk-through
and inspection of your home.


Once my offer is accepted, what should I do next?

Raise a toast and start making your moving plans!  You will want to
schedule your move, pack items and notify businesses of your address
change and utility services.  We will provide a moving checklist
and supply reputable vendors if needed that will help with all the details.
We will give you a good faith estimates of your closing costs and we
can do this prior to executing the contract so you know what you
need to bring to closing. We will also supply you with a HUD prior to
closing so there are no surprises.  We personally have moved many
times and can make this stress free for you.


How do you work? and How are you paid?

Real estate is not a one size fits all.  You home is a very important part
of your life and must be treated that way.  We work on a consultation
process.  Everyones needs and life's situations are different
and deserve the privacy, respect and fairness.  We are not locked
into any fee structure, we are negotiable and will fit your needs accordingly.
We have many options in place that should work for you if you want ou
r services.  Your complete satisfaction is our only goal, and sometimes you
might be better off not buying right away and we will tell you that.
It really has to do with why you are moving and what you want.
