Real Estate sales are better but still there are plenty of challenges.  Dallas Inventory is at an all time low in certain price ranges. With those two factors alone I know some folks will consider selling their own home.

The infographic above gives some insightful facts about the current real estate market.  One major change is each real estate transaction is much more complicated from the lender side as well as the appraiser.

The fact is even though you hear prices going up what really is hitting the closing table is a different story.  Every day there are many homes that go under contract but also fall out due to financing and appraisal contingencies.  You don’t hear about this stuff on the news but trust me, it’s happening.  Lots of prices are being adjusted to close a sale.

With lower inventory FSBO homes are a target for buyers especially if they are priced correctly.  So if you are FSBOing, you must be ready to negotiate with many people. Who?

Here’s a list:

  • The buyer
  • The buyer’s agent
  • The buyer’s attorney
  • The home inspection company
  • The termite company
  • The buyer’s lender
  • The appraiser
  • The title company
  • The city or municipality
  • The buyer’s buyer
  • Your bank (in case of a short sale)

The biggest challenge is the appraisal value

You must satisfy the Possible Perception of Value for 3 people: The Seller, The Buyer and The Appraiser and that’s the difficulty in today’s market.  When prices start going up you are establishing new comps that don’t exist yet.
