Well, the second quarter real estate results will be much better then the 1st.  Activity has pick up considerably this month which is evident in homes that are under contract and pending.  That number has doubled.  The bulk of business is still under 417K due to credit restraints but we are seeing things loosing up in every price point.

What’s frustrating for buyers now is that in an area where the inventory is low you will find multiple offers on homes or in several cases just missed it.  In a market like this when inventory has dwindled, homes that are perfect are magnified just as homes that don’t show well still sit.  And of course, if a home is priced within range the faster it will go.

Everyone wants the same house cause it’s the best one for the $$$.
We are all the same that way…

Low ball offers have been the theme of the day and enough for sellers just to decline everyone of them.  Heck, this week we had a lease property low balled by $900.!  If a buyer and seller are too far apart on price, nothing will happen.  When a seller has come to the realization to price his property below market and a buyer tries to go lower on price, it’s like shooting yourself in the foot.  Take the deal and run.

Most sellers including foreclosures are serious in their pricing.  Don’t go too low or you will miss the bottom of the market.  I’ve heard similar real estate stories like this all over the country, the market is thawing.
